Whenever real estate is mentioned, many erroneously believe that it is a big man’s business. I was in this class before I was tutored on how one can earn from real estate and have landed properties without having millions. In a previous post titled: Starting a real estate business in Nigeria: Important tips, I showed different ways by which one can earn from real estate. True, real estate development requires millions but as an affiliate marker or real estate agent, you can begin your journey to becoming a developer.
Everyone aspires to own a land and virtually everyone is in real estate. The benefits of owning a land are unlimited and the quicker we do this, the better for us. Among the benefits are financial security, value appreciation with time, lease or rent, asset for collateral, etc.
The reason to get your landed property, especially in a fast-developing state like Anambra state, Nigeria cannot be overemphasized. Anambra is the second smallest state and second fastest growing state in Nigeria after Lagos state (3,577 km2 of landmass). It is on record that Lagos being the smallest and most populous state in Nigeria has massive occupation of its landmass development is gradually being shifted into landfilled areas where ocean water was displaced to create lands. Anambra state with a landmass of 4,844 km2 does not have a boundary with a massive body of water. According to the commissioner of lands, Anambra State (2021), 40% of this area is taken over by gully erosion leaving 2906 km2 of habitable land. Unfortunately, this gully erosion menace has not been defeated permanently. With a population estimate of 11,400,000 (ANSG, 2020), each person in Anambra state is entitled to a land mass of 2906000000/11400000 = 254.91m2. This includes green areas and it is roughly more than half a plot of land.
An estate is defined by the Collins English Dictionary as a large area of land in the country that is owned by a person, family, or organization. Estate development is one way individual investors help the government to develop a state. In the previous post I stated above, I showed how one can acquire land and the various processes involved. Where there is a shortage of land, there used to be a lot of land disputes. A valid land that has a certificate of occupancy (‘C’ of ‘O’) does not usually bring up many deceitful deals and legal issues. This is one of the advantages of buying land in an estate. Even though an estate land may be slightly more costly than ordinary land, buying land in an estate comes with a lot of benefits among which are proper security and a well-planned environment. With the growing shortage of land in Anambra state, lands become costlier by the day and the earlier you invest, you will surely smile at the end. Whether you are from Anambra state or not, this opportunity would benefit you because as the second fastest growing state in Nigeria and the economic hub of the southeast, real estate investors in Anambra state stand to benefit a lot in the future. A similar scenario is applicable in other south-eastern states.
